Description

 

The enchanting house (140 sqm) with a large garden is divided on the light-flooded ground floor into a hallway, a guest toilet, the kitchen, a storage room, the dining and living area with large picture windows and a large, covered terrace and garden - both south facing. The well-kept garden is available for use.

On the upper floor, in addition to the spacious anteroom, there are two beautiful bathrooms with plenty of daylight, a master bedroom and another south-facing room with a charming conservatory. A private laundry room with washing machine completes the space.

Fully equipped kitchen including dishwasher. The entire house is furnished to a high standard, from the box spring board to the spacious leather couch and a very large TV.

Outside of the house there is also a carport for 2 cars with a paved driveway and a garden shed with a shed including various garden tools. A separate storage box for bikes is also included.

The house is heated with central heating (district heating), hot water is also provided centrally by the community. In addition, a fireplace in the living area was adapted in 2022.

In the village of Ainring there are all the necessary local amenities (post office, bank, supermarket, bakeries, etc.) as well as a kindergarten and schools. A large outdoor pool as well as a sports facility and many cycling and walking paths are perfect for active leisure time. Inns, cafes and restaurants complete the culinary offer.

The S-Bahn station is within walking distance (approx. 400m). The Globus supermarket is only a 2-minute drive away. It is 6 km to the Salzburg autobahn center and 3 km to Freilassing.

Good connection to the city of Salzburg via the B20 and via the A8/A1 via Piding (8 km).
